Hunter's Ridge Annual Picnic

The picnic is at our neighborhood's own park. The entrance path to the park is in the SE 46th Ct cul-de-sac.

Hunter’s Ridge Homeowners Association (HR-HOA) is a nonprofit organization and must develop its annual budget according Washington State Law and the associations governing documents (CC&R’s). Significant changes have been made to HOA Laws that impact the budget approval process and the timing of budgeting.

 

A 2023 Budget Ratification Meeting will be held on December 15, 2022, 6:30 pm - 7:30 pm PT as a teleconference meeting via Zoom.

Disclosure. The Washington Uniform Common Interest Ownership Act (WUCIOA) establishes standards for budget ratification and supersedes all HOA governing documents (CC&R’s & By-Laws) and provisions in RCW 64.38 of the Washington Homeowners Association Act. Under WUCIOA (RCW 64.90.525) the board must: (1) adopt a budget, (2) within 30 days of adoption, provide copies of the budget to the owners along with a budget summary, (3) set a budget ratification meeting between 15 and 50 days after providing the budget to the members, (4) give owners an opportunity to vote on the budget at that meeting, (5) the budget is ratified unless a majority (n=54) of the total votes (n=106) in the association reject the budget (not just the votes of the members present at the meeting). Even if there is no quorum, the budget is ratified, (6) if the budget is rejected, or if notice is not provided, the prior budget is still in effect. RCW 64.90.525 also sets specific requirements for information that must be included in the budget. HR-HOA has not been compliant with RCW 64.90.525 and prior to 2023 the budget was approved without notification or ratification by homeowners. All of the above requirements will be met in the 2023 budgeting process.

  Incidence of Vandalism

One of our residents had their car broken into this month. Below are some prevention techniques to keep our neighborhood safe.

Lock your doors
A majority of car break-ins and thefts are from unlocked cars. Even if you are parked in front of your house, in your driveway or inside your garage, lock your doors. If the door is locked, thieves are more likely to move on.

Secure your vehicle
Roll your car windows up all the way and engage the car alarm, but do not depend on it as the only way to deter a thief.

Keep your vehicle tidy
Thieves like to window shop! Avoid leaving anything visible in the car. Almost any item that's visible from the outside - even if you think it is worthless - could be seen as valuable to a thief. Your spare change, sunglasses, even an empty bag could be valuable in the mind of a thief. 

Conceal all proof
Stow your electronics and accessories well out of sight, or just take it along with you. The proof alone might be enough to pique the interest of thieves, including items such as power cords, adapters, and GPS windshield suction-cup mounts.

Park smart
Park your vehicle as close to the residence as possible.  If you park on the street, park in an area with good visibility and lighting and avoid concealment from larger vehicles, fences, or foliage. Avoid parking in isolated and poorly-lit areas.

Look out for your neighbor

Keep an eye out for your neighbor’s vehicles. Raise the alarm if you see anything suspicious. Enlist a neighbor to keep an eye out for your home/car when you are away.
 

Report Break-Ins

Please call 9-1-1 to report an emergency, neighborhood problem or crime or submit a report online to the sheriff.

If you see a break-in in progress, call 911 immediately! Provide the 911 dispatcher with as much information as possible, such as:

  • Location - Provide an address, block number, or specific location in a parking lot.

  • Description of the suspect - Provide as much information as you can, i.e. sex, race, age, height, weight, hair color and length, color and length of facial hair, colors and style of clothing, and identifying marks such as tattoos and piercings.

  • Direction - If the thief flees, give the direction of travel. If they flee on a bicycle or in a vehicle, describe the color, make, model, and license plate number, if it is safe to do so

Beware of Bears



It’s Spring and the bears are back! Bears have been seen in our neighborhood on several occasions. Some neighbors have seen bears in the morning and evening near the park and the cul de sacs near 247th Place.

 

It has been suggested to wash trash cans with bleach… the bears don’t like the smell.

The bears are interested in garbage cans, bird feeders, fruit trees… things like that.  We live in a rural, wooded area so wildlife is always around. Our kids walk to school and wait at bus stops so please tell them to be on the look out and know how to react if a bear is seen. Be careful out there!
